Our process

How We Remove Mold, Step by Step

The same sequence on every job: find the moisture, write the scope, contain and remove, verify, and help put the house back together.

  1. 1

    Reach out

Call or send the request form with what you have seen and where. Photos help a great deal, and so does the date a leak or stain first appeared.

You receive A reply during business hours.

    Request an inspection
  2. 2

    Inspect

We walk the building, map the moisture with meters and a thermal camera, and trace it to its source. The goal is the cause of the mold, not only the stain.

You receive Written findings: where the moisture is, how far it has spread, and what it has reached.

    Write the scope

Before any work starts, you get a plain-language scope and price. The moisture fix and the mold work are listed separately, along with who handles each.

You receive A written scope you can compare, question, and keep.

    Contain and remove

The work area is isolated with barriers, kept under negative air pressure, and filtered with HEPA equipment while contaminated material is removed and surfaces are cleaned.

You receive Photos of the work area before, during, and after.

    Containment, step by step
  5. 5

    Dry and verify

The structure is dried and checked with moisture readings and a final inspection before anything is closed up. Independent testing is available when you or your insurer want it.

You receive Moisture readings and a written summary of the result.

    Put the house back

Removing mold usually leaves openings: drywall cut out, insulation pulled, flooring lifted, a leak that needs a permanent fix. We carry the job through those repairs, and when one falls outside our own work we bring in a partner who handles water damage repair and restoration.

You receive A scope that shows which repairs are ours and which belong to a partner.

How we work

Moisture first

Mold returns when water does, so the source is found before the cleanup is priced. OSHA's guidance says the underlying cause of water accumulation must be rectified or the growth will reoccur.

By the book

Containment, HEPA filtration, and cleaning follow published guidance, including the EPA's remediation guidelines and the IICRC S520 standard, and we explain every step before it happens.

Proof you can keep

Photos, moisture readings, and a written result stay with you for your records, an insurer, a landlord, or a future buyer.

What we ask of you

  • Tell us what you have seen, where, and when it began.
  • Send photos if you can. They help us plan before we arrive.
  • Mention anyone in the home who is sensitive to mold, including infants, older adults, and people with asthma or a weakened immune system.
  • Tell us about recent plumbing, roofing, or insurance activity.

Not sure you need us?

Small areas of surface mold on hard materials are often a do-it-yourself job, and we will say so. Start with Is it mold, mildew, or dirt? or the mold risk checker, or browse the FAQ.

Request an Inspection

Not sure what you're looking at? Send us a photo.

Tell us where you've seen it and what's happened recently. We'll tell you honestly whether you need an inspection, a remediation, or just a fix and a cleanup.
